Does Las Lomas have a Homeowners Association (HOA)?

Yes, for as long as you own your home, you will remain a member of the Las Lomas West Homeowners Association. All members share the same responsibilities, as outlined in the governing documents, which include the Declaration of Covenants Conditions and Restrictions.
 
What is the HOA, and who manages it?
The HOA consists of an elected Board of Directors who serve to enforce the HOA governing documents for the purpose of maintaining the community standard and community-wide property values. The HOA Board of Directors has partnered with CCMC to provide association staff that assists with the Board of Directors' responsibilities.
 
What is the responsibility of the HOA Board of Directors?
The HOA Board of Directors’ responsibilities include, but are not limited to, enforcement of the governing documents, preparation of the HOA annual budget for the association, collecting all HOA assessments due to the association, and providing for necessary HOA operational personnel.

What is the process for making an exterior modification to my home?

In order to make any physical or structural changes to the exterior of your home, a modification application will need to be completed and submitted for approval. Please submit your application along with all the necessary information that will help the committee in making a decision. Please take a moment to ensure your request will meet all rules and regulations prior to submission.
 
All submittals require the following:
  • A completed signed modification request.
  • A plot map marked with the requested change.
  • A current photo of the requested location (i.e. backyard).
  • A sample photo of the request (i.e. landscape borders).
 
Completed modification application forms can be submitted to your Community Manager in person at the association office or by email at laslomastx@ccmcnet.com.

What is the life cycle of an HOA violation?

Step 1. Inspection
To enforce the governing documents and maintain the overall community standard, routine inspections are conducted throughout the community.
 
Step 2. Notice of Violation
If a violation is not corrected, each notice will progress in the following order:
Courtesy Reminder
Warning Notice
Board of Director Review
Notice of Fine
Covenant Enforcement Hearing
 
Step 3. Re-inspection
Re-inspections are conducted following each step listed above to advance to the next stage or close out the violation if it has been corrected.
 
Step 4. Resolution
The ultimate purpose of the enforcement process is to ensure compliance, resolve homeowner violations, and maintain the community standard.
